Selection of Tenants
Finding the right tenant for your property is paramount for the subsequent smooth running of each tenancy. Rightmove Lettings will obtain employers’ references and where applicable, credit references, accountants’ references, bank references and previous landlord references.
It is fundamental to have the correct Assured Shorthold Tenancy or Contractual Agreement drawn up between the Landlord and the Tenant so that each party is fully aware of their responsibilities and commitment.
Preparation of Inventory
A properly drawn up graded and signed inventory is essential to cover any possible claim arising from loss, damage and dilapidation particularly in respect of recent changes to the Housing Act 2004.
A security deposit, usually equivalent to one months’ rent will be collected from the tenant/s at the commencement of the tenancy and held in accordance with the Housing Act 2004.
The Housing Act 2004 introduced new legislation that has a major impact in the private rented sector. From 6th April 2007 the Tenants Deposit must be protected and safeguarded when creating an Assured Shorthold Tenancy Agreement (AST). (This applies to new tenancies and renewals after this date).
Rightmove Lettings Ltd prefer to see the tenant/s in and out of the property ensuring that meter readings are obtained and the Water supplier and Local Council are advised of the change of occupancy.
Collection of Rents/Fast Monthly Payments
Rightmove Lettings Ltd will collect rent on behalf of the Landlord on a monthly basis and transfer it into a designated account by BACS.
To assist in ensuring that your property continues to be maintained and is being properly cared for by the tenant, we will undertake regular inspections and forward a detailed report to the Landlord.
The tenant will be instructed to channel all queries regarding the property through us ensuring that the Landlord will not be bothered unnecessarily
We have the services of an excellent maintenance team on board who are ready to help with repairs and maintenance.
We will advise the Landlords on up to date Legislation and are able to arrange the necessary annual Gas Inspections to be carried out by a Corgi Registered Engineer.
Professional Indemnity Insurance
There is a code of practice by which Letting Agents should adhere. Rightmove Lettings Ltd fully complies with these requirements and is covered by Professional Indemnity and Public Liability Insurance.
